From blazing summer heat to freezing winter frost, weather can be one of the biggest factors influencing how long your paved surfaces last. Whether your property is lined with smooth asphalt parking lots or durable concrete walkways, understanding how climate affects these materials can help you make smarter maintenance and repair decisions year-round.

The Heat Factor: Expansion, Softening, and Oxidation

During warmer months, high temperatures cause asphalt to expand and soften. Over time, UV rays oxidize the surface, making it brittle and more prone to cracking. This process can be accelerated when heavy vehicles or constant traffic stress the pavement. Concrete, while more heat-resistant, also expands in extreme temperatures—potentially causing joint movement and surface scaling if not properly sealed.

Cold Weather and Freeze–Thaw Cycles

When temperatures drop, any moisture that has entered the pavement freezes and expands, forcing cracks to widen. Once thawed, water seeps deeper, repeating the cycle and accelerating surface failure. Concrete is particularly vulnerable to scaling and spalling from freeze–thaw cycles if it lacks adequate air entrainment or sealing.

Rain, Snow, and Moisture Intrusion

Moisture is the silent enemy of pavement longevity. Heavy rainfall and poor drainage can erode base layers, leading to potholes, rutting, and uneven settlement. Standing water not only weakens the pavement foundation but also creates safety hazards for vehicles and pedestrians.

Seasonal Maintenance Matters

Every season brings unique challenges, and proactive care is the key to long-term performance. Regular sweeping, sealcoating, crack filling, and resurfacing at the right intervals can double the life of your pavement investment.
